That would normally be a good idea Kevin....except that in St Louis County they have no "printable" current index that I am aware of. Everything from about 1995 forward is on their computer system in the Recorder's office. We always maintain our title plant chain with our file so that helps back up our findings if anything arises, but it really would be nice to have the Recorder's data accessible in a printable format. Jay may know more; but as far as I know - the abstractors have to handwrite their findings at the courthouse. At least mine does.
What's frightening to me is the nonchalance of companies not recording documents. I cannot believe the risk they are taking, the risk they are subjecting their underwriters to - especially in the St Louis market anyway. It is so volatile right now. I just keep seeing that little boy on the back window of big pickup trucks....you know, the NO FEAR kid. Sometimes, the wind changes direction and sooner or later - that stuff is going to blow back in his face.
