Just wondering if anyone has noticed a trend of finding no open mortgages on current owner searches?  I don't mean because they assumed an old loan, or because the title wasn't ran far enough back......its quite obvious that a loan is out there - they are reported in the credit bureau - just not being put of record.  I have had three instances in the last week and a half - all Countrywide -all unrecorded - all executed within the last year or two - on purportedly free and clear properties.  Is there something going on that I should be aware of? By withholding recordation, I would think the lienholder is putting itself in a very risky situation if and when a foreclosure occurs.  ....inquiring minds want to know.....
