Good question! I agree with Deb's post - we look for an arm's length transaction. As a general rule, we never stop on a QCD, however, the issue becomes a bit more confusing with certificates for transfer or other executor's deeds. We look at the probate case to try to determine if the grantee is a relative and make sure that it was sold for good consideration.
And, if we have to go back another deed, it is no longer a current owner and we charge for 2 or 3 owner depending on what it turns out to be. Sometimes, it becomes a full search. We do charge for the additional owners if we have to run different names in the index.
I would note however, that this another case where experience come into play. Being able to recognize when it is necessary to go back another owner isn't always clear.
