I think you missed the point I was trying to make. This is about service....we are in a customer service business. Some people may not believe that and they are usually the ones that there are complaints about. If a new company surfaces, they had better not be "cash poor" as you put it. They had better be able to pay for the services they receive. This does not apply just to new companies. ANY company had better do this. "I'll pay you when I get paid" should never be uttered in any business transaction. As I stated before, if there is a problem with payment.....put that client on a pre-pay basis. You will be guaranteed that the money is there for the service they are requesting.
We, as the VM's and Title Companies, have two responsibilities......1) protect the people who allow us to do our jobs....the abstractors, notaries and closing agents. and 2) provide the best possible product to our clients. IN THAT ORDER The second can not happen without the first
I have been in this business long enough to know that it can not be done any other way without loosing something, whether it be vendors, clients or you integrity. I for one won't let that happen. I have worked too long and too hard for the reputation that I have with my abstractors and clients to let it be any other way. I know that the people that feel the same way I do are few and far between, which unfortunately, has created the need for public forums, such as this. But I also am confident that these same people are the ones that create an easier working relationship and that, my friend, lets me sleep at night.
