Hi, can you clarify that it's "Title Direct" that's the problem and not "Title Source"?  We've done a few orders here and there for both, Title Direct owes, Title Source doesn't.  I don't want to see one get a "bad' name by mistake!  I have Title Direct on hold because they owe a few invoices from last year.   I also changed my fee to a ridiculously high fee as a polite way of saying get lost.  Ironically, I just got an order from "Zen Title" today unsolicited and out of the blue which I will not be doing.  Good luck collecting!
