When we refer to a certificate of title, we are referring to a report issued by an attorney that discloses the status of the title. The attorney is then liable for any error or omission, providing some protection for the owner. However, it does not cover some of the risks that title insurance provides, such as fraud, missing heirs, or other items that could not be discovered from a search of the public records.
