I recently rec'd a request for fees for these type searches from ERS in California. (Does anyone have experience with them)? I used to do environmental searches for a couple of companies I used to work for. My experience is, as mentioned from another, you are looking for not only the chain of title but for all recorded leases, sub-leases. Most, if not all, the property is going to be commercial. In Georgia, we also have a book that shows property that may have had hazardous material on it. ERS wants chain of title for 75 yrs, a few variants on some of their requests. This may involve me going to another county to get a complete chain. They understand this; I am going to quote them a commercial hourly rate. While I would prefer not to do these type searches, well ya know, this type of search cannot be done online. To me, this is an opportunity to really use your skills as an abstractor and get paid fairly. (That is, until some unexperienced person undercuts you)! Just believe I have to expand my services. Want to know though, about my liablilty; have 1,000,000.00 E &O. If I abstract the chain thoroughly, and I have found all that is public record, what is my liablilty?
