George: Thank you very much- that was kind of what I was thinking an "ABA" was- but did a search for same and only came up with a connection to the Australian Basketball Association- just didn't see how that really had too big of an affect on my titles!!
As Robert pointed out, this seems to be a very risky area as far as RESPA is concerned also- Lots of room for illegal activity in there-but then HUD is trying to get their act together with these kinds of rip-off scams too, and as you said- those of us at the bottom of the food chain, which is also the top of the list of things needed to complete the settlement( order the title), seem to be the ones being cut out of the money loop or asked to reduce our fees. Maybe we should do like the insurance companies do, increase our prices as each increase in liability is added, one trust, one fee, two trusts, an additional fee, judgments, an additional fee, etc, etc. I know when I talk to me auto insurance company, they love to remind me of the fact that there was a time I applied too much pressure to the right pedal in my car- and it doesn't go away real quickly either.
