I noticed you had 90 views and no replys. I am going to use your post as a soap box for a minute and say a few things.
I had a discussion with a gentleman at the ATIM conference which I will open up here.
My question to him was, "why would you give away half your profits to a company that can't guarantee you any volume of business?"
His reply was something like this, " they are going to give me volume and it makes up for the ABA loss."
I then asked him, what makes you think I can't walk in there five minutes after you and give them a bigger rebate/kickback/incentive (whatever you feel comfortable calling it) and faster turnaround time? Where is your volume then?
Why can't a Realtor or Mortgage Broker use a title company for the superior service and quality anymore? Why is the Title Insurance industry constantly asked to make concessions when brokers and realtors are making the most dollars on every transaction? I believe we have lost respect for our profession and are willing to sell ourselves cheap just to stay in business.
My last question is this. "If we are to be the neutral ,unaffiliated police of the real estate transaction, the one that makes sure the transaction is fair and honest, how can we do that with an ABA to any particular company?" That defeats the very task we have been charged with.
