We have done some environmental searches.  There are some new regulations coming out for this type of search.  You have to be careful to make sure that the client ordering the search from you, knows what they need to order.  There can be large liability concerns with these searches, if they don't really know what to order.  They may tell you they just want a chain of title, but you need to look at leases also.  Also check for environmental liens.  My experience has been they are trying to determine if there has been any possible environmental problems.  They think they can get this from a chain of title. 
You can have environmental problems from former farm land, but   how would you know what the use of the property was from a simple chain of title.  My advise is just be careful & really question your client as what they specifically want & then put a disclaimer on your search.
