That seemed to confirm what I have read on the subject. It makes sense if you aren't thinking about it from a title insurance perspective. How can title insurance be effective when the State can file a lien long after the sale of the property? Looks like it could cause claims that the examiner really would have a hard time detecting. Rather than reporting that there IS a lien, we just about have to say "there are conditions here that COULD result in a lien." Since the actual lien could be filed much later, but still attach to the property, it creates quite a quagmire.
