Hi, no, I am not saying anything like provide just enough to get by. Nobody should settle until they are truly happy or as comfotable as they want to be. If we did, none of the achievements or the advancements that simplify our lives would be here today, nor would the forum we are typing on right now. I simply am bringing up the general attitude and the major contrast between the two. Again, I do not believe in taking jobs overseas, period. Also, come to think of it, maybe my post isn't all that valid as if a company isn't happy with an abstractor for any reason; be it trust, quality of work or the attitude of an abstractor, they will go into their network and find someone else that covers that area. The vendor managers we speak about are constantly recruiting new vendors, 8 hours a day, 5 days per week, as new vendors pop up everywhere. The companies that do outsource are truly greedy and I hope one day that their lenders display loyalty to America and place their work with companies who keep jobs here. That being said, if that lender pulls their account, the good people working at the company will be out of a job. Another Catch 22.
As far as TruClose, we don't mark up anything. Yes, working at Fidelity/LSI, GAC and Nasco, they do not (some may now) list the vendors on the HUD and cut the checks directly from. They also estimate recording charges to 28-30 pages when the actual documentation usually is 15-16. Then, if they are feeling nice, they will return the money. Many times, they are provided a last owner search and list as high as a $275.00 search or exam fee. We all know what a last owner costs, and it isn't anywhere near. In PA, we can't list a title search fee on the settlement statement however, we can list signing fees, attorney fees, deed preparation fees and others. What we pay for each is listed directly on the HUD and the payee as well. It is much easier for TruClose to cut checks directly from the HUD rather than to deposit, reconcile and then cut checks twice per month. I wish we all did it this way as abstractors would not have to worry about receiving payment or any vendors for that matter. If something doesn't close, you still performed the work and therefore should be paid for it, no exceptions. It is a damn shame these companies practice the way they do. Many and most of your complaints are warranted, yes. However, instead of all of the negativity, we should all brainstorm, use this energy and passion we all have and try to turn it around. That is my point. Complaining gets us nowhere.
