I agree with you Kevin. I have been an abstractor for 10 years and have been a signing agent for 8 years. Most title companies/signing services have the "me, all about me" syndrome. Not all, so don't start, whomever you are. Title companies charging the borrower $200 for a title search, who sends it out and pays $45 to an abstractor and then some uneducated moron comes along and low balls the fee to sweep business their way. Title companies charging the borrower $200 for notary/settlement fees, subcontracting it out to some nationwide signing service for 1/2 that and they call me trying to get me to do it for $50, yeah right!!!!!!
There is no relationships anymore, there is only "who is cheaper and gets it done faster". That is really sad. Now, I do have several title companies that pay me well to do title searches and they also pay me to do the closing instead of going through a signing service, they are the ones I am loyal to. They are the ones I send small tokens of appreciation to year round and those are the ones that I will bump another title out of the way to get theirs done faster. They are the ones that I have been working with for years and have a friendship with.
That's just the way it is.
