Hey Steve,

I don't know how you guys do things in Virginia, but in Ohio I have NEVER seen the actual search fee broken out on the settlement statement.  I usually see an all inclusive Exam Fee, which covers the search, the agent's examination of the search, any updates, the filing, etc.  For the most part they are very reasonable (with some exeptions, of course).  Most of my clients charge about $150 for the 'all-inclusive' exam fee.
