There does seem to be a push from title companies to lower fees more and more.  but, for lower fees a company needs volume.  not too much volume in Alaska from any one company thus, our fees remain the same.  24 month chain cost more than just a current owner.  a deed report/vesting cost less and so on.

we always tell our clients ahead of time how much the fee is going to be which gives them the opportunity to choose or not choose to use us.

it doesn't matter what name they give an order "mini search", "24 mo chain", "current owner" "vesting only", "deed report w/taxes", and so on.  the fee isn't going to change just because they've come up with a new name for it or a couple of extra or minus requirements.  a horse is a horse is a horse.
