Well, from VM standpoint previously in a past life, usually if there is an outrageous settlement fee, it includes the title search, exam and even notary fees (in this case, none) as well as courier, copy fees and an ICL/CPL fee. A large settlement fee isn't really isn't that outrageous if that is the case and these are all rolled in. Clearance and exam takes a good 8-10 hours of time if you wish to be careful. Then, if you courier out two mortgage payoffs via overnight courier and loan documents, as well as recording checks and disbursement checks, it adds up! If they are charging the settlement fees on top of these, then I'd certainly have a major issue with it but if not, it isn't that bad, I assure you.
