We do P&Z, Building & Inspection research, generally on Commercial properties. It is a seperate service from our title searches though. The only time we would include zoning information, etc., is if was specificlly requested by the client, or their was a variance etc., granted on the subject property and wasn't referenced in the deed, run into this mostly with subdivisions. I would think if any changes affect title, they should be placed on the land records like restrictions, execptions and so forth. Guess it would depend on the States laws on marketable title.
