I'm going to put my L.O. hat back on for a minute and give you a quick story along those lines.
Escrow closing and I show up as the lender cause I do that to make sure the closing goes smoothly.

The contract closer shows up 30 minutes early and I show up 15 minutes early. The closer commences to tell the borrower how high all the fees and the rate are. Of course the closer had not seen the credit report or anything else.
I commence to ask the closer if they were a licensed loan officer in the State of Ohio, I then ask if they are a licensed CPA, both answers are no. I then advise the closer to keep their mouth shut until they get their license and know what they are talking about.
It's only too bad we can't tell Realtor's the same. Unfortunately we have to him and haw around and explain to the customer that we are not AMWAY and we do charge for our services and we need to pay our own mortgages and put the food on the table for our kids too. All the while having to feel guilty while the fat Realtor collects their enormous check for sitting an open house or two. Sometimes never sitting an open house, just having their assistant do it.
I am thankful I had my Realtor's license and also thankful I have a loan officer's license. It gave me a really good perspective of what the other side of the table is doing. Why did I choose title insurance over the obviously easier money of the other two?
I don't know, you'll have to ask my therapist about it. Apparently I am a gutton for punishment.
As a Realtor I know I worked maybe a total of 2 hours on a listing, the administrative staff did everything else like MLS listing and ad placement.

As a LO I took the application which took about 20 minutes and another 20 minutes pricing the loan with 4-5 lender's then handed the file over to my processor who handled the rest.

Now, I ask the same old question, we do the most amount of work and accept potentially the most liability of the transaction, but we are repeatedly asked to lower our fees. Why? The floor is open.
