I want to futher add. With all the automation technology we have I'd say within a matter of 20-30 years, independent agents will be a novelty from the past. Eventually every county in the US will be online and scanned. The recording process may go paperless and laws will change. Marketable title doesn't get older, it stays the same years. Soon those 40 or 60 years whichever your state considers marketable will all be online and there will be no need for examiners at all. Now that is a scary thought.

Can you imagine on another level, if fannie mae started servicing loans? thousands of brokers would be out of business within weeks. Look at all the FSBO websites. Eventually using a Realtor to sell your home with be laughable. With the virtual tours online people will be buying houses without even stepping foot in the state they are moving to.

Sorry for all the doom and gloom, I'm just sayin'
