It is so true.  I have been abstracting for almost 30 years and I know the value of a thorough title report.  But it seems there are so many "title" companies out there now offering cut rate settlements and 24 hr. or less turm around time and there are plenty of "I know it all" abstractors (I use this term loosely) jumping on the bandwagon to make a quick buck.  They do not know what they are doing.  I have heard some of these people crying about having to go back TWO owners to do a search and they thought that was a FULL search!
I am always finding unreleased trusts.  I attribute this to many things, poor
abstracting,  current owner only rundowns, and slip shod work in the title offices among a few.  Yes, everyone better be careful there is no regulation and until abstractors organize a certification program of some sort I am afraid it will only get worse as time goes on. It is hurry, hurry, hurry with no
attention to quality and detail.

Thanks for the forum to comment.
