What I am saying Steve is that Texas counties don't have everything in the real property records as one might think.  Some online counties have the latest judgments imaged and indexed but not all within the 10 year statute - we have to look through hand-written books too.  Also, to do a UCC search - the fixture searches might be in the real property records but not the UCC regular ones which are searched in a separate computer at the courthouse.  The problem with all this is - if they ACCIDENTALLY did not check the box to be filed in the real property records there could actually be a fixture filing - but in the other computer.  Some companies will say well I only want fixture filings so they don't think they have to concern themselves with the ones that aren't online - which with my example is obviously untrue.  Same problem with FTL some in computer, some in a computer only at courthouse and some in books.  And this effects Denton county, Dallas county and Collin county and Grayson county - so all those being done online are being done at great risk.  In all those counties, second computers only available at the courthouse and hand-written books have to be accessed but people see the last couple of years of these type of instruments online and think they are all there - if you make a call to the courthouse - they will confirm all of this.  Not all of anything is in the computer - that is why DISCLAIMER is involved!!!!!!
