It occurred to me from reading the various replies to this post that this would be an EXCELLENT place for us to start to unify. Can we all agree to use a single vocabulary for our services? While "price fixing" is clearly impossible given the different searching requirements in each state, I can see no reason why those of us who use SOT, whether members of NALTEA or not, cannot use the same language for our services.
We all offer basically the same things - ie.
Current Owner Search - a search of the land records from when the "current owner" took possession of the property;
Deed/Mortgage/Info Search - obtaining information and/or copies of a specific document;
24 month Chain of Title - self ;
Full Search - clear marketable title search (usually 40 - 60 years depending on the State).
Call me crazy, but if we can come together on this small issue, it will be a step in the right direction for us all. We could then better market to potential clients because everyone would be on the same page about what we offer. Just a thought....
