We have been getting a mini-search request that we treat as a glorified document retrieval: parcel number, the vesting deed(s), and open mortgages.
What gets me is that the orders clearly state "all open mortgages." To me, that means a statutory 40-year search to ensure that all prior-owner mortgages have been effectively discharged. I have called the Company repeatedly (they call themselves title abstractors, not vendor managers, but they are in Florida and they are trying to represent that they do abstracting in Vermont) to tell them that I will not do "all open mortgages" but only those open mortgages for the current owner.
Price? Discounted slightly for not getting taxes. Liens and attachments are searched ONLY in the land records here. UCCs are on a web database.
The search I'm talking about doesn't have a 24-month requirement. If it did, we would be calling the company to raise the fee to the appropriate number of owners (2-owner is more, 3-owner is more still....).
