Boy Deborah, you must have come to Maryland and abstracted before.
In the counties that I cover, there is no "Property Insight" to order judgments with so I have to go to each courthouse and pull the judgment books, some of the indexes are handwritten so I better hope that they did not make an error when writing the defendants name in. I actually had a title company in Ohio tell me last week that they did not need me to do their abstracting, just their closings, because they do their abstracting online. I gave that woman an ear full. I told her that her titles were probably wrong because she has to come and pull books and check 2 different screens on the computer to see if there are judgments (1993-present) and then pull the books for older judgments listed. She had no idea what I was talking about. Uneducated and inexperienced new wanna be companies that think they can do what I do and do it better. NOT!
I had 8 deed recordings to do last week and all were rejected. I had to go to the city engineers office and get the deed stamped first, then to the city office to have stamped and then to the treasurer's office BEFORE I go to the Clerk's office to have the deed submitted for recording. Most of the deeds did not go on. They either owed water bills deliquent for the past 6 months or, this one is funny, the grantee's address was different on all documents and the grantee (one buyer) cannot live at different addresses so I had to go back to my office and contact the title company and find out his real address and correct the intake sheet. Then, after 2 hours of walking the deeds thru, I had to go to the Clerk's office and drop off the recording and since they do not do "instant recordings", I have to come back Monday and see if they were rejected and hopefully, not start all over again.
You are right as far as some county clerk's rejecting the recording on the first error and not checking for any more after that. That is very upsetting.
What it comes down to is lazy processors sending out the recordings BEFORE they check all necessary taxes (city and county), water bills and county recording fees before they send the docs to me.
