"But it says it on DCAD" I told the head guy how many times to I have to tell you DCAD is like 40% right (Dallas Central Appraisal District Site) and clearly 6-1 year behind sometimes. I challenge anyone to run any title in Dallas online - you have to run names, properties, etc at least 9 different ways and unless you have been working Dallas for many, many years you have no clue nor would you ever pick up all the records needed to complete any search. It is so badly indexed that some abstractors have decided the liability is just to great to even work the county. Let's see what was I up against in one easement on this property - oh yeah - not indexed under any property description and indexed under the signature names of the Corporation but not the corporate name - a prime example of abstracting in Dallas county. But all of you that wish to automate title you just go right ahead!
