I have cooled off - nothing meant to harm, that's for sure. And on the aspect of the title insurance premiums or , for that fact, almost any other charge that is associated with the settlement process, why is it that the smallest number on a HUD-1 (line 1102 or 1103) (depending on how much this number has been blown up, marked up or what ever you want to call it) is the same number the big companies have targeted for the one to "cut costs or reduce fees" to enhance their bottom lines? It would be much more cost effective to reduce the title insurance premium by 25 % and cut costs that way- they would save lots more money- oh right- that is one of their lines, in order to cut real costs it has to be a cost that dose not benefit them in anyway- and the independent absracters fit that parameter- looks like this is a loose -loose situation !
