NO, I am not saying it is unethical for you to offer discounts- I was asking HOW the discounted charge shows up on the HUD-1, lines 1102&1103, and more specifically does it ever show up on those lines or is this discount diverted to other persons rather than the consumer? Like I asked before, Is it the consumer that benefits from your discount or is it the client that does?
I know what your job is, we all have about the same job on here and we ask for reasonable compensation for each transaction or case we complete. I am not concerned with what ever you or anyone charges for the work they perform, that is all part of the business- we each have a price schedule, high or low. We do not reap the rewards from the title insurance premium either, which amounts to 5-10 times what we charge for the title anyway-the settlement companies/agents are compensated very well for their "work" -be it typing a commitment or clearing title, that is not what my post had to do with.
Your job is not to police the title companies any more than it is my job, again, not part of my post, as long as your clients know that you do not condone or engage in any marking up or boosting the fees that are charged , you are OK. I believe the title companies turn a blind eye to this kind of violation , but are getting caught on a daily basis, just look at all the embezzlement and fraud articles that Jarrod posts on the home page- I have yet to read a post that involves any abstractor being charged for those same things-it is quite disturbing that those that are farther up the money chain than we are seem to think it is OK to just steal money from others like they do-one has to wonder what happens to the "ethics" up there!
Again, my post was simply-who gets the money from the discount and why do you need to offer that in the first place- isn't each case a stand alone transaction anyway? Do not take this as a personal attack , but at it's face value of where the money goes- nothing more!
