Your title clients should know this and they should be issuing the newly required COVID19 Language, requirements and exceptions.
I underwrite in NJ. My searches put a list of what is not available in a cover letter on their searches.

As the Surrogate's issue, our requirements are that the buyer/seller/mortgage applicant provide ALL necessary documentation for when an estate was probated or administered.
If it is a new estate(death) we require a copy of the death cert. If nothing has been probated yet, then the Commitment cannot be issued. Period - straight from the Title Underwriters.
After all the filing of the probate completes the legal transfer from the estate to the beneficiary. Without it, the property is still held in the Estate.
