David: OK, If you say so, it's just hard for me to "see" that when if they have everything , why can't they "do" everything too, just like I can- I bet if we ask them to do a case and if I do it, they will be different in many ways, only because they don't have everything. Of course, I am not going to rely on anything they do since it is evident they only have access or able to acquire part of the land records- maybe that is how they can offer discounted fees, they only provide part of a title!! I do hope 1st AM is aware of that too, but that would only lessen their paychecks, so maybe they will ignore that, for a while at least.
