I have my own mortgage retrieval sheets and I give the same information each time whether asked for or not. The date of recording would have been part of what I turned in the first time on my sheet. Some abstractors I think just turn in the copies with their order form - I do not for the plain fact that some of the information will not be readable.
As far as ordering the wrong copies, if what I wrote down wasn't sufficient and THEY ordered the wrong pages of what they needed, I like above would consider if it had happened before and whether or not they were high volume or not. If I had new orders with them for the same counties, etc. I probably would do it one time for free. But only once and one page.
I have a old client, who asked me to do a current owner search and get all copies (just for tihs one client) and a five year chain back with ownership and amounts paid. I called before completing the order and asked if they needed copies of the chain back and they said no. I had several orders in one county and one order in another. Two days later she calls back and says now the client has decided they want copies of the chain back. Because I was receiving a decent amount of work I decided to charge just 20.00 per county not per order to get all the deeds back and get them to them. I have not been paid - the copies totalled over 60.00 (I think it was 66.00) and my retrievals were a total of 40.00 for the two counties. They are telling me that the person who sent the orders out did not note in in the computer so they cannot pay the invoices. This is a company everyone knows and I am sooooooo tempted to tell you all. Anyway, they have received my certified letter and I guess I have to go to small claims court. I will even for that amount of money because this is ridiculous - I lost the client for this and for charging so little that it probably didn't pay me the gas to go to the two counties again for them.
In this same regard, I have a vendor package here to fill out that specifically states they will not pay if you have to go back for something they need later unless it is a county you go to less than once a week. I chose not to even fill out the package. I still think all of this is a mental block in their funky little brains. Do they not realize that we have many clients that pay us and if every client did this to us we would be giving hours and hours a day away free - now how in the heck can we do that?
