In Ohio a Mechanic's Lien is a valid lien for 6 years.  There is a way to get rid of them, however.  The debtor can file a NOTICE TO COMMENCE SUIT.  Basically, a NOTICE TO COMMENCE SUIT says "this is a bogus lien and if you want to enforce it - sue me."  The notice must be served on the lien holder and a copy of the service filed with the lien.

The lien holder then has 60 days to file suit or the lien is void and the property discharged.

See Ohio Revised Code section 1311.11 for more information.

Best,
Robert A. Franco
