I agree that they are not cheap, but they are quite worth while. They are very detailed in theirs explanation as to when an encumbrance is valid or invalid. The legal profession and the title insurers depend on them almost exclusively. The expense is worth it. If that is a problem, perhaps several members could join together to pool the expense.
