In the 4+ years I've been with my company, I've never hired an inexperienced searcher. We've had a few people that hadn't searched very long, but they shadowed an "older" searcher until we were confident to let them go on their own. Even with our "older" more experienced searchers, there have been occasions when they have missed a mortgage. It's rare, because we search by every means possible (name, key number and tract), but it happens. We discover it right away and fix it immediately. I don't know of any E&O claims since I've been here.
We did have one searcher though (notice past tense) that missed 2 or 3 mortgages in a single month. When I asked her about them, she always got very defensive and said it wasn't her fault it a mortgage was misposted. I called the ROD and was told that the mortgage wasn't misposted, but it was only in the system by grantor/grantee, not tract. Busted! If the county provides 3 different ways to search, we need to search 3 ways or stuff will ALWAYS be missed.
