In some instances, the title plant may have better records than the county. One county in my area, which shall be nameless, had a fire at the courthouse which destroyed records. One title company has been there from the time the county was organized, and gathered the documents as described in the prior post, or by hand transcription. So, where the county lost documents in the fire, this title plant was unscathed.
Some title plants may have easier to use indices, and may have means of searching (like via legal description) that the county indices may lack.
