One of the reasons big title companies do their searches in house is because they were getting in trouble with their clients because of slow turnaround. Most clients want their files within the same day or two and it’s almost impossible to get that done with external searchers. Although it sometimes may be impossible to get a search within a few hours from when the order was placed, what has to improve is the turnaround time and responsiveness. Talking abt the big title companies. There some other services (such as deed plotters etc.) abstractors could be providing that would make the examiner’s life easier and gain them some points with them. Also, examiners don’t really pay attention to who the searcher is so a monthly feedback form just to make them notice wouldn’t be a bad idea. Just a few thoughts...
