One of the reasons big title companies do their searches in house is because they were getting in trouble with their clients because of slow turnaround. Most clients want their files within the same day or two and it’s almost impossible to get that done with external searchers. Although it sometimes may be impossible to get a search within a few hours from when the order was placed, what has to improve is the turnaround time and responsiveness.
