What do you mean by references the wrong book number? Do you mean the deed recitals refer to the wrong property? I would take a quick look at the other property to make sure it never belonged to your owners or other ppl in the chain.
Anyways, if everything checks out you could have the title company record a corrective deed and you have to make sure they take no exception to the issue.
