We pursued Zen Title for 8 months and finally received payment once we advised the company that we would file a small claims suit against them if payment was not received within one week. It is a shame that companies withhold payments until you threaten legal action against them. As for Title Direct, they will be getting one of those letters this week. Our company now has a new policy that we check all balances when a customer calls looking for status or submits a new order. This keeps our risk to a minimum.
