That is the funniest, most truthful "manual" I have ever seen...too funny but so true. I would love to have tape recorded some of the comments of the "nubes" I have heard over the years. I especially remember new one guy that I was sitting next to years ago saying "well, I didn't find any deed of trust on Lot 5 that "Joe Boxer" owns..just one on Lot 15...guess, that's not my lot..that was pretty easy...hey, Jean, how come it takes you so long to do a title search?"He must have taken the crash course... Guess what, I didn't see him much anymore after that and alot of others.
