I have on occasion used Mapquest to verify a property's location, but that is not always possible. And as to calling the assessor, shouldn't that be the client's job as they are the one doing the closing? As a single person operation, I am usually not able to verify what county a property is in through the assessor because by the time I get the order (after 5 p.m) the assessor's office is already closed, and then I have to leave the next day before it opens.
Yes, it is a waste of my time to be sent to the incorrect county and it most frequently happens to me with Nelson County, VA addresses (30+ miles each way). I definitely charge for my time and gas. My no find fee is equal to my copy request fee for County. And my clients are told that if they send me for extra copies that were not in the original request there is an additional fee.
They don't work for free, why do they expect us to do it?
