When I was in NY, the best one I remember started with "Where Mrs. Borden's favorite cow stands".  Maybe it was Elsie the cow and yes, it was THAT Mrs. Borden.  The description also had a permanent easement for ingress and egress to "maintain the Borden family cemetary" .
