According to their website, they are a lender with a vested, growing interest (like negative amoritization) for up to 30 years @ 17.5% equity out of the property.
Just like a reverse mortgage, the homeowner is trading $ equity for a mortgage interest into the property that does not requirement monthly pay back and the mortgage investor's interest is compounded at payoff based on that current market value.(in the future).
I would put it on your report as a mortgage interest. It will be up to the underwriter and the agent to make the final decisions on Title. I read title in NJ

Unison is not an owner and has no rights of occupancy. We only share a portion of the future change in value of the home, as an investor.
