I want to thank you all for your input. In our county it is not something that is demanded by alot of agencies. As I said earlier it I have been in this industry for 25 years and can say that there are only 3 abstractors that now carry it. Some of those had to get it due to their inexperience (and numerous errors) and use it as a selling point. Unfortunately these are the same ones who have driven down the price of the product we produce. 
 It has been an understanding here that the liability has been limited to the cost of the title. As we are the low man on the totem pole.  I and my wife are incorporated to help with the protection. Most companies here also understand our county system has numerous problems. Due them trying to computerize.
Worst part is this is a low paying client and I share this account with several examiners. When I expalin that I will have to pass this cost on he explains he can't control that. The kick here it is they use the gator system. Which we all knows work goes to lowest price first. So it will be a decision we will have to make. Cut em loose or pay.............
