Not being an attorny, but IMHO I would say that the Notary crossed the line.  She is a director and an officer (secretary/treasure) of the corporation, therefore (I believe) has a conflict of interest in notarizing the lease or sales contract between her company and the other person.  She is not a dis-interested third party in this transaction.
    This will also depend on what your State allows notaries to do.
