Many years ago... at an early NALTEA conference, Mike Johnson gave a great presentation about this sort of thing.  He offers software that might be what you are looking for.  He has a free trial - I'm not sure what the cost is after that.  But, it's always good to support fellow land title professionals in this niche market.
