Patrick:  With a topic like this, you have to think warfare, not a party.  These folks, mortgage lenders and title agents who are all afraid of Realtors do NOT want to change the status quo.  If you want change, you have to go out there and raise the issue and fight for your cause.  If you don't care, then sit here and talk amongst yourselves.
