I helped a large law firm here in Piedmont NC with a bunch of Cell Tower searches several years ago. They are quite tedious. Indexing-wise we ran into problems where it was hard to follow the sub-leases as was mentioned before, most are not recorded. But we had a scary, but good laugh over a sublease to "Bell Mouth" instead of "Bell South"..must have been a PMS moment in the indexing department of the Register of Deeds..and the scary part is that we found over ten-twelve documents filed under "Bell Mouth"...never know what you will find and how you happen to find it. I always charged for Cell Tower searches by the hour- at Least $50/hour plus copies and mileage. Didn't have any problems getting paid but they are usually in a BIG HURRY for the work back, even though it's been sitting on a corporate desk waiting for approval for several weeks..then it becomes YOUR PROBLEM to get it back! Because you never know what you are going to find with these searches, I suggest charging by the hour, if you can. Usually it's the crappiest piece of land "title wise" that they can find to put a Cell Tower on. But that's just my experience.
