A FOOL! You can't tell the lenders or the underwriters that they are a fool. You can't tell appraisers that they are a fool for working with a company for years and doing hundreds of thousands of dollars a month in business that they are a fool. Title companies can close hundreds, even thousands of loans a month and the underwriter has no clue that they are not going to get their money for the title policy that was sold on a loan.
I do think that no matter how much work we get that we, as abstractors, appraisers and underwriters, should not work with certain title companies to the point where more loans are going through than we can keep track of. When the market got busy, some of us got too busy to even think that a company that we have been working hand in hand with for YEARS, not months, was going to do this.
We got our money from Express last week, we hired an attorney and all money has been paid. We were one of the first to file a claim and we required a certified check so they money is good.
So, the word "fool" is going a little too far. I have lost several clients because of low fees and slow pay. I don't think kicking people while they are down is an appropriate way to act. Since you have been posting here, George, I have appreciated most of your comments but you seem to be coming across as mean and perfect and you have admitted that you are not one of them. :)
