Oil/Gas probably shouldn't be lumped in with commercial, cell and solar.  The latter three can be handled by a mortgage industry abstractor (I personally have run all three in Michigan and also farmed out all three).  Oil/Gas is a completely different kettle of fish (and I worked for a year + in Pennsylvania on oil/gas).  Landmen usually charge per day rather than per search.  And oil/gas should not be done by a mortgage abstractor if they've never been in that field.  Rules are different for every state.

I've been out of the O/G loop for awhile, but I can ask around about where to find people.  Just let me know which state or states.
