lol - ok, it's late.  I did not mean that the site SOT has been trashing Title companies. so you are correct.

My comment about service from Abstractors is simply acknowledging a normal distribution. If you are unfamilier....no big deal.

And you are spot on that I will not trash people by name in SOT that have flat out lied.

I do, and assume always will appreciate your insight.  Sometimes a person gets 'a read' on another.and if positive.... it's goodness.

I guess I get a little frustrated when the Title companies are 'always' the bad guys. and as I said before .... no one has ever stepped up to the plate in here and said " I SCREWED up a closing because of an incorrect, or late search'.  And we know that has happened.  Errrrrrrrrrrrrrrr....... don't we? 

Also Michael - you are the only (?) person that has ever stated an AVERAGE search time.   Most of my Abstractors quote a turn time.  To me that's the same promise as I give them......... I promise to pay for services rendered on an agreed upon timeframe.

Of COURSE there are difficulties in some searches.particularly Commercial..... and those are worked out once trust is established between parties.
