PS - Cheryl, just one more thing. Until title abstractors, settlement agents, closers, and title examiners start placing value upon their work product and stop allowing the hideous practice theft of services, it will never stop and you will always be at the mercy of crooks and cheats.
My system, as I described it, incents the consumer to pay up front for our work product. I would not object to an abstractor expecting payment upon delivery if it could easily be done on-line with a credit card. I give a discount to those willing to pay in this manner. Perhaps you could have two different prices. A price for those willing to pay upon delivery and a higher price for those unwilling. If you normally charge $100 for a full search, perhaps you could charge $125 or $150 to those unwilling to pay on-line.
You would certainly eliminate companies on the verge of bankruptcy.
